OKINAWA Boutique Residence: Construction Progress Report as of December 2023

The construction of OKINAWA Boutique Residence is progressing at a rapid pace, according to the established linear schedule.

We present a regular monthly report with information on the construction and installation activities that were carried out in the last month, as well as the upcoming tasks in the next 30-day period:

• We finished the formwork, reinforcement and concrete works at the elevation +24.75m, in the office part of the building;
• We finished the brickwork at the elevation –12.95m;
• We have started work on the brickwork at the elevation –15.90m;
• We have finished the formwork and concrete work along the verticals at the elevation +24.75 m. We are already working on the formwork of the slab at this elevation;
• We are working on the waterproofing and backfill around the building;
• We have started work on the electrical installations at the +4.10m elevation.

The planned activities in the next month are as follows:

• Implementation of the entire slab (formwork, reinforcement and concrete) in the residential part of the building, at an elevation of +24.75m.
• Starting work on the verticals of the last slab of the building, at an elevation of +27.90m;
• We will activate the masonry works at the elevation +15.90m;
• We will start the installation of the joinery. For this purpose, we plan to install the windows on the first 3 residential floors by the end of the year;
• We will start work on the plumbing installations at the +4.10m elevation;
• We will initiate activities on the installation of the HVAC systems at the level of –9.30m;

We expect to complete rough construction and reach Act 14 within the next 2 months.
 
At the moment, more than 65% of the areas in the building are already sold out. We still have available properties for sale as follows:

• One-room, two-room and three-room apartments at prices from about 1458 to 1667 €/m² without VAT.
• Parking spaces in the building's underground, covered parking, at prices from around 19 000 € without VAT;
• Stores/commercial premises on the ground floor, with areas from 153 to 260 m², at prices from 2333 €/m²
 
We anticipate that vacant property prices will increase after reaching the “rough construction” (Act 14) in February 2024
